Property Manager

Summary/Objective: The role of the Property Manager is to interact with tenants as you handle a variety of management issues, including collections, lease administration and complaints.
You will also ensure proper and timely maintenance of the property itself via visual inspections and coordination with the maintenance staff.
Classification: Exempt (not overtime eligible) Essential function/Responsibilities: duties include but are not limited to the following • Completes all Company required training and is also responsible for staff’s completion of such training.
• Trains, coaches, and counsels team members on Company policies and procedures.
• Responsible for the thorough knowledge, execution and enforcement of all policies and procedures of Reliant and its affiliated companies, through constant supervision and review that all personnel in all departments are operating within those regulations.
• Has a full knowledge of the community and operates the property and residents within Fair Housing guidelines.
• Responsible for ensuring the model apartments, office, community spaces and vacant ready apartments are “market ready.
” Must have an awareness of the “curb appeal” of the property.
• Thorough knowledge of lease terms, specifications and all community policies.
• Responsible for making sure all employees respond to resident requests or complaints in a timely, efficient and considerate manner.
• Responsible for ensuring all employees in all departments operate within company and governmental safety policies at all times.
• Responsible for job training, employee disciplinary notices, and annual performance evaluations for employees on site, in consultation with the Regional Manager.
• Responsible for securing bids for different projects, including capital expenditures required for property, in accordance with budget and in consultation of the Regional Manager.
• Knowledgeable in and compliant with all local, state and federal regulations governing the property including landlord/tenant regulations.
• Must strictly observe Company policy on delinquent rents and other non-compliant lease violations.
Processes evictions in accordance with Federal, State, and local laws.
Processes all site write-offs in timely manner accordance with Company policy.
• Responsible for all unit inspections including unit move-ins, and move-outs.
Prepares security dispositions including any damages per the Central AR/AP guidelines.
• Responsible for proper preservation of all resident and property files.
• Responsible for generating all required reporting regarding property’s performance and financial standing to corporate or Regional Manager.
• Responsible for collection of rents and all monies on site including daily bank deposits and records as well as processing payments under the guidelines set forth by the Central AR/AP team.
Verifies accuracy of monthly charges prior to month-end and audits Aged Receivables regularly.
Reports necessary transactions to Central AR/AP.
• Maintains and submits accurate payroll records.
• Reports any unusual circumstances regarding the residents, property or personnel to the Regional Manager.
Responsible for reporting any property loss or liability related incidents and work-related injuries to the Regional Manager, or appropriate claims personnel at the Company.
• Maintains required safety records, conducts semi-annual and monthly safety meetings with site staff.
Maintains meeting records.
• Conducts daily physical inspections of the entire property and directly supervises the service, grounds and maintenance personnel through the property Superintendent.
Responsible for generating the preventive maintenance schedule for the Maintenance staff.
• Processes all invoices completely on a weekly basis, per the Central AR/A/P policies and procedures.
• Ensures all required month-end procedures are done prior to month-end date.
• Ensures the scheduling for 24-hour property coverage for maintenance emergencies.
Requirements: • Minimum 2 years’ experience in property management field, including experience with Section 8 • Previous supervisory experience • Familiarity with affordable housing • Experience managing maintenance staff • Understanding of annual certification • Proficiency with Microsoft Office Suite, particularly Word, Excel and Outlook • Yardi software experience a plus • Experience working with unions is a plus • Bilingual English and Spanish - read, write, speak – preferred • High School diploma OR GED; Some college, preferred Benefits: • We pay 100% of medical benefits, for employee only.
